Leak Investigation Services
IRCI investigates leaking and moisture problems with roofing, waterproofing, exterior building finishes, traffic coatings, foundations, as well as condensation and mold problems in attics, rafters, walls, and crawl spaces. We investigate problems on residential, commercial, industrial, institutional, and historical buildings and facilities. IRCI's comprehensive investigations determine the cause of the moisture problems and provide permanent, cost-effective solutions. Our leak investigation services include the following:
- Conduct surveys to determine the source and cause of the moisture problems. Surveys can include test cuts, core samples, material testing, mold testing, infrared or other nondestructive surveys, and digital photographs
- Surveys include written reports with a description of conditions observed, evaluations, recommendations, and estimated costs for design services and construction work
- Answer questions and provide information concerning design, construction, and related issues pertaining to moisture problem solutions
- Provide comparative analysis of materials and systems including pertinent product data, its advantages and disadvantages, and comparative costs pertaining to moisture problem solutions
- Provide drawings and specifications for any corrective work

Failure Investigation Services
IRCI investigates failures of all types of roofing, waterproofing, exterior finishes and traffic coating materials and systems for residential, commercial, industrial, institutional, and historical buildings and facilities. IRCI's thorough investigations determine the cause of the failure and provide permanent, cost-effective solutions. Our investigation process involves the following:
- Conduct surveys to determine the source and cause of the failure such as improper design, improper application, or specific material failure
- Surveys include written reports with a description of conditions observed, evaluations, recommendations, estimated costs for design services and construction work, and digital photographs
- Make core cuts and test cuts to obtain material samples for testing
- Send materials to certified laboratories for testing, including ASTM testing where applicable
- Provide drawings and specifications for repairs or replacement of failed materials
- Provide expert legal witness consultation; answer discovery requests and interrogatories; give testimony and provide evidence at mediation, arbitration, depositions, in court, and in other legal proceedings
